THE MISSION
Taylors Falls.
A quaint, historic river town. Nestled on the bluffs of the St Croix River Valley, it’s the perfect spot to explore. To getaway and enjoy the natural beauty of the area or sip a glass at local winery.
But there aren’t many places to stay.
Sure, you might be able to grab a night in one of the few airbnbs or get a room in one of the outdated lodging options still hanging on.
But we want something better. Something more.
We want a place where we can recharge between adventures. Where we can grab a healthy bite and tasty beverage with friends. To enjoy and experience the ritual and relaxation that Nordic sauna can provide.
So we are building it.
For well over a year, this idea has been growing. Lots of amazing people have provided help and guidance so far. We are excited to share this project with you along the way: the ups, the downs, the in-betweens. And eventually to host you in our luxurious guest rooms and hear tales from your hikes and kayak trips that day on our patio over a craft cocktail.
This project is kicking off this fall, and it is projected to be open before next fall. We are currently looking for partners who are interested in participating in this project as limited partners. Don’t worry if you’re not an expert in hospitality, we’ve got a professional operations team to handle that. - Profit Split: 75 LP / 25 GP

What is an “accredited” investor?
An accredited investor is an individual or a business entity that is allowed to trade securities that may not be registered with financial authorities. They are entitled to this privileged access by satisfying at least one requirement regarding their income, net worth, asset size, governance status, or professional experience.
Accredited investors include high-net-worth individuals (HNWIs), banks, insurance companies, brokers, and trusts.
The SEC defines an accredited investor through the confines of income and net worth in two ways:
- A person with income exceeding $200,000 in each of the two most recent years or joint income with a spouse exceeding $300,000 for those years and a reasonable expectation of the same income level in the current year.
- A person who has an individual net worth, or joint net worth with the person’s spouse, that exceeds $1 million at the time of the purchase, excluding the value of the primary residence of such person.
- Individuals who have certain professional certifications, designations, or credentials
- Individuals who are “knowledgeable employees” of a private fund
- SEC and state-registered investment advisers
How to Determine if you are Accredited:
- Individuals who have earned $200,000 or more in income over the past two years automatically qualify as an accredited investor, as does a person whose income—when combined with a spouse’s—totals $300,000 or more.
- An individual can also maintain a net worth of $1 million or more, minus the value of a primary residence. The only situation where the primary home can weigh on net worth is when an investor has either an underwater mortgage or a balance on a home equity line of credit.

Who is Amy Ranae?
Amy Ranae is a natural at real estate investing. After purchasing her first home and successfully pulling off a live-in-flip (before it was even a thing), she decided to get her real estate license. As soon as she could, she became a broker and launched Brick & Banister Real Estate Co. to change the way Real Estate business is run. The success of her brokerage has allowed her to continue vigorously investing in real estate, perpetually growing sales and impact from her work and dedication to doing things the right way.
